Case study: Daleside Road, Nottingham

Context and design approach
Daleside Road is a social housing development designed to meet NDSS requirements. Completed in July 2024, this project transformed a disused brownfield site, formerly the Virgin Media offices, into a vibrant community of 82 affordable homes.
The development offers a diverse range of housing options, including one-bedroom flats and two- and three-bedroom houses. This variety addresses different housing needs and provides opportunities for both rental and shared ownership, enabling residents to take their first steps onto the property ladder.
As architects we aimed to create high-quality, energy-efficient homes with thoughtful use of space.
NDSS requirements and application
Minimum internal areas
- A 2-bedroom, 4-person house under NDSS must provide at least 79 m² of internal space. The Daleside Road homes meet these requirements ensuring spacious living environments.
Room sizes and widths
- Bedrooms at Daleside Road follow NDSS guidelines, with the principal bedroom at least 11.5 m² and secondary bedrooms at least 7.5 m².
- The living room meets the standard for functionality and comfort, promoting natural light and ventilation.
Storage space
- NDSS requires dedicated built-in storage. The design thoughtfully integrates storage to avoid clutter while maximising usable floor space.
Accessibility and circulation
- Wide hallways and doorways improve accessibility, aligning with NDSS supporting long-term adaptability.
Impact of NDSS on design
The standard provides a clear framework for our team, guiding decisions on space planning and layout. Our strategic partners can build to 85% of the standard but can find this challenging to meet all the technical standards.
The result of Daleside Road is a vibrant, community-focused development that proves social housing can be both beautiful and practical, with NDSS serving as a critical benchmark for success.
